If the right facility does not exist, it can be designed and built on a prime location optimized to fit the customer’s needs. Sign up for ACH
TexAmericas Center offers companies automatic or direct deposit payment through Automated Clearing House (ACH), which is a network that coordinates electronic payments and automated money transfers. ACH is a way to move money between banks without using paper checks, wire transfers, credit card networks, or cash.

Submit a Service Request
TexAmericas Center leases its property triple net. In a triple net lease tenants are responsible for all maintenance and upkeep of building and grounds. TexAmericas Center’s responsibility is typically tied to roof and foundation.
Requests for maintenance and custodial services are processed by TexAmericas Center staff as fast as possible at our headquarters location, 107 Chapel Lane New Boston, Texas.
Non-Emergency Requests – Submit your request by contacting Melanie Pyle, Tenant Relations & Real Estate Specialist, EDO Administrative Assistant, at our office’s mainline number, 903-223-9841 or via email.
Emergency Requests – Call the office mainline number at 903-223-9841. After hours, you will hear a message with detailed instructions on how to receive assistance.
NOTE: If this is a non-emergency maintenance issue relative to our property, please call the appropriate municipal service provider. For emergency or life-threatening situations, dial 911.
When submitting requests, please keep in mind:
You will receive a confirmation email and reference number. Keep this number to follow-up on your request.
By submitting a request, you give our staff permission to enter your building/site without prior notification. As such, TexAmericas Center staff will not submit a request on your behalf.
TexAmericas Center staff reserves the right to determine the priority of all requests and if the request should be classified as an improvement to the property. Improvements are handled on a case-by-case basis through consultation with TexAmericas Center staff.
Requests are generally handled by TexAmericas Center staff. For general maintenance, labor charges are set at $50 per hour per employee assigned to perform work. Material costs are billed separately. For safety purposes, TexAmericas Center always assigns at least two employees for any work order. Depending on the nature of your request, we may need assistance from an appropriate outside contractor.
Contractors, consultants or other fees associated with service requests for items not specifically included in the lease will have their fees charged at cost times a multiplier of 1.10, or cost recovery plus a 10% surcharge.
Utility Connection Assistance
TexAmericas Center maintains excellent relations with all utility providers, or what we call our Partners in Development. For assistance with connecting utilities, please find attached our local point-of-contact sheet, which provides contact information for the utilities serving TexAmericas Center’s campuses. We encourage and welcome any feedback from our tenants about conditions, maintenance needs and any other services that we can provide you.
Expand or Extend Your Lease
Has there been a change in your business that needs to be reflected in your existing TexAmericas Center lease? TexAmericas Center can help you to add more property, extend the duration of your lease or react to a prolonged negative effect of a shift in your business model. We can do this by modifying or extending your lease. As well, we can allow you to control a property longer by providing an option. Most agreements can be modified to your needs within 30 to 60 days.
Maintenance Agreements
TexAmericas Center does not presently offer maintenance packages. Upon request, one can be arranged to meet the needs of your facility, operations and staff. Update Your POC info with TAC
TexAmericas Center sends match-making inquiries, invoices, property alerts and alarms, maintenance notifications, training information and many other useful updates regularly to its tenants. We ask that you keep your individual and company profile current with us. To update your contact information, company background or key contacts, please reach out to Melanie Pyle, EDO Administrative Assistant, at 903-223-9841 or via email. If you have not already, please complete the attached TexAmericas Center Customer Contact Information sheet and return this at your earliest convenience to Melanie.
What New Tenants Need to Provide to TAC
All TexAmericas Center tenants are REQUIRED to supply certain information to be compliant with their lease.
AT THE BEGINNING OF THE LEASE TERM PLEASE PROVIDE:

· OFFICER’S AFFIDAVIT
ARTICLE 9. INSURANCE AND INDEMNITY
· PROOF OF COMMERCIAL LIABILITY INSURANCE
· PROOF OF WORKER’S COMPENSATION INSURANCE
